House hunters and property investors have been offered discounts of up to 40 per cent following the launch of a new luxury apartment development in Nairobi's upscale Riverside neighbourhood.

The newly launched Enzo Residence is targeting both homeowners and investors with flexible payment plans, discounted launch prices, and projected rental returns, as developers intensify competition for buyers in Nairobi's premium property market.

Launch prices start at US$70,000 (about Ksh9 million) for studio apartments, US$126,000 (about Ksh16.2 million) for one-bedroom units, and US$165,000 (about Ksh21.2 million) for two-bedroom apartments.

To attract buyers, the developer has introduced discounts of up to 30 per cent on studio apartments, 35 per cent on one-bedroom units, and 40 per cent on two-bedroom apartments for customers who complete payment within three months.

Buyers will also be allowed to pay an initial deposit of between 10 and 30 per cent, after which they will pay one per cent of the purchase price every month during construction, with the balance settled upon completion.

Speaking during the launch, Enzo Residence Chief Commercial Officer Ted Nicolai said the project had been designed to combine premium living with flexible ownership options.

According to Nicolai, Riverside remains one of Nairobi's most attractive residential locations because of its proximity to business districts, schools, hospitals and recreational facilities.

He added that the project aims to appeal to both families looking for modern homes and investors seeking long-term value.

The development comprises studio, one-bedroom and two-bedroom apartments featuring open-plan kitchens, spacious living areas, premium finishes, large windows and contemporary bathrooms. Buyers will also have the option of customising selected interior layouts.

Residents will have access to amenities including a swimming pool, gym, rooftop recreation areas, landscaped gardens, children's play zones, three levels of parking, high-speed lifts and modern security systems.

The developer is also marketing the project as an investment opportunity, projecting annual rental returns of up to 30 per cent for studio apartments and 26 per cent for one-bedroom and two-bedroom units, subject to market conditions and occupancy levels.

Reservations have already opened, with buyers required to pay a US$1,500 (about Ksh193,000) booking fee before selecting a tailored payment plan.

Nicolai maintained that the combination of Riverside's location, quality construction and launch pricing positions the development for strong long-term demand.
